Deionized Water vs Tap Water: Why It Matters for Coastal Windows
If you have ever hosed off your windows on a sunny San Clemente afternoon, you have probably seen what happens next: the glass dries covered in faint white spots. That is not dirt you missed. It is minerals left behind by the water itself. This is exactly why professional window cleaners near the coast use deionized water instead of tap water.
What’s Actually in San Clemente Tap Water
Tap water in Southern California is considered hard. It carries dissolved minerals, mainly calcium and magnesium, picked up as the water travels through soil, rock and the regional supply system. Those minerals are harmless to drink, but when water evaporates from glass, the minerals stay behind as spots. Read more in our guide to San Clemente hard water.
What Deionized Water Is
Deionized (DI) water has been passed through resin that pulls dissolved minerals out of it. The result is water with almost nothing dissolved in it. Window cleaners measure this with a TDS (total dissolved solids) meter, and aim for a reading at or close to zero before the water touches glass.
Tap Water vs Deionized Water on Glass
- Drying: tap water leaves mineral spots as it evaporates; deionized water dries with nothing left behind
- Squeegee needed: tap water must be squeegeed off quickly to avoid spots; deionized water can be left to air dry
- Reaching high glass: tap water limits cleaners to what they can squeegee by hand or from a ladder; deionized water works with water-fed poles from the ground
- Salt and film: pure water readily dissolves salt haze and marine-layer residue, then rinses clean
- Soap residue: DI cleaning usually needs little or no soap, so there is no sticky film to attract dust
Why It Matters More on the Coast
Near the ocean, glass collects salt haze and marine-layer film constantly. Cleaning that glass with hard tap water swaps one kind of residue for another. Deionized water removes the salt and film and leaves nothing new behind, so windows stay clear longer between cleanings.
Can Homeowners Use Deionized Water?
Small DI filters for garden hoses exist, but the resin gets used up faster with hard water, and without a TDS meter it is hard to know when the water stops being pure. For occasional rinsing of ground-level glass, a final rinse with distilled water and a microfiber towel can help. For full homes and upper stories, a professional water-fed pole system is far more practical.
The Bottom Line
Tap water cleans dirt but leaves minerals. Deionized water cleans dirt and leaves nothing. In a coastal town with hard water, that difference is what separates windows that look spotty in a week from windows that stay clear. Learn more about our cleaning process.
